PROJECT 01

NYC LOFT - FLOOR 11

SIZE: 4042 SQ. FT; SUITE 3, 800 SQ. FT

As part of a collaborative studio project (team of 3), we were to design a New York City adaptive reuse loft for three different occupants. The programming brief outlined that the floor was owned by one middle-aged couple with a preteen child. Suite 1 was their main residence and the designer wife worked from home; Suite 2 was rented out to the couple's elderly parents, one of who was in wheelchair; Suite 3 was to be a short-term rental used for income.

Revit coordination and compilation was done by me. Suite 1 and 2 development and furniture selection was completed by my teammates; Suite 3 was my primary focus, however, all construction drawings and markups as well as digital renderings (for Suite 2 & 3) were completed by me.

CONCEPT BOARD

Our focus was on ensuring that all suite's main floor spaces were barrier-free, making the units accessible to all visitors and future occupants. To do this, we paid close attention to circulation widths, turning radii, spec'd accessible fixtures and hardware as well as flooring that was conducive to maneuverability of a mobile device.

 

The rich history of our site—an interesting duality of art deco and industrial—meant that we would weave in a subtle nod to the Art Deco era, while overall, keeping things contemporary.  Some flooring patterns (such as art deco tiles and herringbone flooring), a rich accent of green in Suite 1 and some curved motifs used throughout paid homage to that era.

 

To celebrate the unique warehouse build, structural materials were left exposed: textured brick walls, concrete floors and exposed high steel ceilings were featured.
