A proposal to redevelop a Toronto Midtown parking lot abutting Ramsden park, into a mixed-use residential beauty.

1010 Yonge St., a Green P Lot 246 site owned by the City of Toronto, was prime for redevelopment. Located along a major city artery (“higher order transit corridor”), the site is is situated in a multiuse zone; it is positioned across from the Rosedale subway station (in a “Major Transit Station Area), making it ideal for transit-oriented development. The redevelopment proposal calls for a zoning amendment: from OR (open space) to CR (commercial-residential) to permit a 15-storey PBR under the "CreateTO" program, that would offer affordable intensification and ground level retail/community services. The proposal conforms with government mandates: The Growth Plan for the Greater Golden Horseshoe (2020), Inclusionary Zoning Policies (2020), HousingNow Initiative (2020), Transit-oriented Community Development, and the City of Toronto Official Plan.
Objective: Research underutilized sites and propose a redevelopment plan that responds to site context, answers pressing social needs, and leverages untapped opportunities. Conduct stakeholder analysis & explain land value capture (LVC) instruments used.

Note: Financials were generated by other group members using an Excel Pro Forma. Financial inputs and scheduling considerations were discussed and agreed upon as group. My responsibility was to research urban land use and applicable regulations; conduct precedent studies; create massing model and floor plans as well as research potential financing and non-profit partners.
